Keyser Marston prepared an economic benefits analysis on behalf of the owner of Jimsair, an executive jet center fixed-base operator (FBO) located at San Diego International Airport (Lindbergh Field). Jimsair had nine years remaining on 24-year long-term ground lease administered by the San Diego County Regional Airport Authority (SDCRAA). The owner of Jimsair wanted to invest approximately $17 million in leasehold improvements, including new hangars, pilot/client lounge, private office space, a restaurant, and conference/banquet area. However, before moving forward with construction, Jimsair sought to secure new lease terms with the SDCRAA. Keyser Marston’s study quantified the direct and indirect economic benefits that Jimsair provides to the San Diego region, compared Jimsair’s lease terms with those of FBOs across the nation, and detailed trends in business/corporate aviation.
