At the City’s request, Keyser Marston recommended development strategies to facilitate the implementation of the proposed master plan for the Salinas Municipal Airport, and the build out of adjacent lands which are controlled by the local community college, Hartnell College. Development of this land will affect various community stakeholders including the city, the airport, the business community, the college, and a municipal golf course. Keyser Marston faced the challenge of how to accommodate these stakeholders, and took into consideration the continued viability of the airport and its tenants, the need to accommodate the college’s growth plans, the existence of a municipal golf course on airport lands and the overarching needs of the city. Keyser Marston recommended key business terms for ground leases as well as other arrangement that could be entered into by the parties.
