Denise Bickerstaff

Ms. Bickerstaff is a Manager in Keyser Marston Associate’s Los Angeles office. Ms. Bickerstaff has over twenty years experience in aspects of real estate and joint public/private development. Prior to joining Keyser Marston, Ms. Bickerstaff worked on joint development projects for the Los Angeles Metropolitan Transportation Authority, and provided in-house consulting services related to architecture and construction as an associate with a real estate advisory firm of Aldrich, Eastman & Waltch.
Key Role
Since joining Keyser Marston in 1994, Ms. Bickerstaff has managed numerous redevelopment plan adoption and amendment projects on behalf of clients throughout California. Ms. Bickerstaff has worked closely with Keyser Marston clients to simplify the often complex and confusing process of adopting and amending redevelopment projects and coordinate the work of other consultants and city/agency staff.

Project Management
Ms. Bickerstaff has managed the adoption of several redevelopment projects including the adoption of a new 1,100-acre redevelopment area in Reno, Nevada and the 3,300-acre Central City East (CCE) Redevelopment Plan in Oakland, California. Ms. Bickerstaff coordinates staff and other consultant activities, and oversees the entire redevelopment project adoption process on behalf of Keyser Marston clients. Ms. Bickerstaff has also prepared requests for proposals and managed the selection process for various consulting assignments for cities throughout California.
Redevelopment Feasibility and Related Studies
Ms. Bickerstaff has conducted numerous feasibility studies and analyses of physical and economic conditions in proposed redevelopment areas. The studies include the coordination of staff and other consultants, research and analyses, and recommendations regarding project area boundaries. The focuses of these analyses typically involve identification of the physical, economic and market factors affecting the reuse of properties in the areas studied.
Professional Credentials
Ms. Bickerstaff has chaired panels on redevelopment for the California Redevelopment Association (CRA) and serves on the CRA’s Public Relations and Publications Committee. Ms. Bickerstaff is past president and an active member of Commercial Real Estate Women – Los Angeles (CREW-LA). She is also a member of the California Association for Economic Development (CALED). Ms. Bickerstaff holds a masters degree in business from the Claremont Graduate University and a bachelor’s of science degree in architecture from the University of Southern California. In addition, Ms. Bickerstaff has completed coursework in real estate through UCLA Extension and the Harvard Graduate School of Design.
