Mike Wong

Mr. Wong is a Manager of Keyser Marston Associates, Inc., San Diego. He has over 15 years experience in real estate market, financial evaluation, and fiscal impact analysis.

Mr. Wong provides advisory services to public agencies and private clients in Southern California and the Southwestern U.S.

Specific Areas of Expertise

Financial Evaluations

Mr. Wong specializes in providing financial analyses and advice on complex mixed-use and public-private real estate development projects to public agencies and institutional clients. Examples of recently completed assignments involving highly complex financial evaluations include the following:

  • Tustin Legacy - Supervised and prepared the financial feasibility and pro forma modeling of business terms for the reuse and development of the Marine Corps Air Station (MCAS) Tustin with the master developer, Tustin Legacy Community Partners, a partnership of Centex Homes, Shea Homes, and Shea Properties. The proposed reuse of this approximately 821-acre property, one of the largest remaining tracts of developable land in central Orange County, will include over 2,000 residential units and over 6 million square feet of commercial uses.
  • Las Americas - A 1.4-million square foot mixed-use project on seventy-two (72) acres at the U.S/Mexico border in San Ysidro. This development includes a pedestrian toll bridge between the U.S. and Mexico, shopping center, office, residential and hotel components.
  • Imperial Marketplace - A community shopping center anchored by Home Depot on an environmentally and economically challenged site in southeastern San Diego. Mr. Wong projected tax increment, sales tax and evaluated a range of financing options for this development to repay developer loans to the Agency for economic gap and infrastructure costs.
Economic Development

Mr. Wong has worked extensively in diverse communities such as the Southeastern Economic Development Corporation in San Diego, City Heights, the Naval Training Center redevelopment in San Diego and the El Cajon Boulevard and Adams Avenue Business Improvement Districts (BIDs). An example of a recently completed project is the Asia Business Center, an ethnic themed mixed-use project with retail, office and residential components in City Heights.

Fiscal Impact

Mr. Wong has analyzed fiscal impacts for large-scale residential and commercial developments. Examples of completed assignments involving in depth fiscal impact analysis include Las Americas, La Jolla Crossroads, La Jolla Commons, Monte Verde, the former General Dynamics plant in Kearny Mesa and NASSCO.

Professional Credentials

Mr. Wong is a member of the California Redevelopment Association (CRA), and International Council of Shopping Centers (ICSC). He is also an adjunct professor at the University of San Diego (USD). Mr. Wong earned a Bachelor of Science Degree in Business Administration with an emphasis in Real Estate Finance, and a Master’s Degree in Planning and Development from the University of Southern California.
