Working with the City of Newport Beach, KMA evaluated the market opportunities for alternative land uses in the City’s Balboa Village, Lido Village and Mariner’s Mile communities. The analysis explored the potential demand for retail, office, residential and lodging land uses in the communities. Based on the market study, KMA evaluated the financial feasibility of alternative development programs in both the Balboa Village and Lido Village communities. The development programs considered large scale mixed use projects, including residential, lodging and commercial. Based on the feasibility of these development programs and the market conditions, KMA prepared an Economic Development Strategy for the communities, which identified potential economic development programs and potential funding mechanisms to initiate development.
