Celadon at 9th & Broadway is a high-rise affordable rental apartment project which opened in Downtown San Diego May 1, 2015.  It offers 250 units of affordable housing. These studios and one-bedrooms are available for households with incomes ranging from 30% to 60% of the Area Median Income (AMI).

The project is three blocks from a major trolley stop with easy proximity to many neighborhood amenities – grocery stores, a post office, parks, a library, and more.  Additionally, building residents enjoy access to three major common areas, all of which are integrated with outdoor patios to take advantage of the San Diego climate. The project is LEED Silver certified.

The developer of the Celadon project is Bridge Housing.  Keyser Marston advised Civic San Diego, the City of San Diego-owned non-profit that focuses on urban development, on the project's financial feasibility and amount of public assistance warranted.   Financing sources included Low Income Housing Tax Credits, tax-exempt bond financing, California Housing Finance Agency (CalHFA) Mental Health Service Act (MHSA) funds, and Urban In-Fill funds from the State of California Department of Housing and Community Development (HCD). 

On May 12, 2016 the Urban Land Institute (ULI) of San Diego-Tijuana recognized the new Copley-Price Family YMCA in City Heights as the “Healthy Places Project of the Year”.   Celadon also received ULI's prestigious honor of being one of  eleven development projects worldwide designated with a 2016 Global Award for Excellence.
