Lazuli Landing Rising in Union City

A May 15th press release issued from Governor Newsom’s office highlighted affordable housing units coming soon to the Bay Area, including the Union City project Lazuli Landing which will feature 81 units income restricted units in a four-story complex.  The project, under construction on a 1.65-acre site in the Decoto neighborhood, is being led by MidPen Housing and will also feature community-serving retail space to be operated by Union City’s Youth & Family Services.  The project partners held a wall raising ceremony on May 8th.

Lazuli Landing was funded in part by $21.1 million from the state’s AHSC Program.  The project financing involved multiple sources of funding, underpinned by the vital contribution of city land through a long-term ground lease at $1 per year, a significant in-kind contribution that reduced overall development costs.  KMA was involved in the early stages of project planning, providing the requisite summary report outlining the Ground Lease Agreement and the Disposition, Development, and Loan Agreement between the City and a MidPen Housing Corp affiliate.   These agreements were approved by the City Council in July 2020.
