Inside KMA: Catching up with Tim Bretz
For KMA’s second installment of our Catching Up With series, we turn our focus to Tim Bretz. Tim joined KMA’s Los Angeles office in 2008 and has made valuable contributions ever since! Here he takes a few minutes to share thoughts on his role at KMA.
What are your roles at KMA?
I am a Senior Principal at KMA. In my role, I advise on a variety of real estate projects. These assignments often involve completing financial feasibility analyses for a range of land uses including residential, retail, office, hotel and/or industrial uses. After completing the analyses, I provide my recommendations to our clients and often actively participate in deal structure negotiations.
While I work with of variety of real estate uses, after starting at KMA I was very quickly convinced (maybe tricked?) into joining our firm’s affordable housing practice. Through the last 18 years with KMA, I have become specialized in the analysis and structuring of affordable housing transactions. These transactions tend to be extremely complex involving multiple funding sources and differing regulatory requirements. One of my main goals is to translate complicated financial terms into easily understandable analyses and recommendations – which isn’t always easy!
What is your favorite part of working at KMA?
I really enjoy that every project that we work on at KMA is different – and most of them are complicated/challenging! This adds a lot of variety to my workload, and requires me to constantly be analyzing and problem-solving. And who doesn’t love a good excel model?
I also have a lot of fun working with our clients. Given KMA’s long history of providing real estate advisory services (for over 50 years!), we have established relationships with numerous public sector clients. It’s fun working with these clients on a regular basis as we navigate the complexities of structuring affordable housing projects and other real estate engagements.
What do you do in your free time?
In my free time I enjoy traveling, camping, going to the beach and hanging out with friends/family. Some favorite travels have included quick weekend trips to Big Bear and Palm Springs, but also longer international trips like Mexico City, Japan and Italy. I’m hoping to make it back to Europe again soon!
