KMA Applauds the Groundbreaking of Anaheim’s 39 Commons Retail Phase
Anaheim leaders broke ground on June 30, 2026 on the retail phase of 39 Commons, a mixed-use development at the northeast corner of Beach Boulevard and Lincoln Avenue in West Anaheim. The project, developed by Zelman Development and Greenlaw Partners, is a centerpiece of the City’s “Rebuild Beach” initiative, which has invested more than $50 million over the past five years to revitalize a 1.5-mile Beach Boulevard corridor through new housing and commercial development.
The first retail phase encompasses approximately 15,000 square feet along Beach Boulevard and will be anchored by In-N-Out Burger, Dave’s Hot Chicken, and the city’s first Dutch Bros Coffee location, with additional phases planned through 2030.
KMA has provided financial advisory services to the City of Anaheim and the Anaheim Housing Authority on this project over many years, beginning with corridor-level market and financial feasibility analysis for the broader Beach Boulevard corridor. KMA’s work has also included site cost analysis to support appraisal and deal structuring on this challenging former landfill site, and statutory reporting in connection with the disposition agreements for the commercial, for-sale residential, and multiple affordable housing components of the project.
